Architectural Guidelines & Forms
There are two different applications for making improvements to a lot in Legacy Ridge and two different committees. All lot changes require that an application to be submitted to the appropriate committee and a final inspection upon completion of the project. All projects require Owners to submit photos of adjacent common areas prior to the start of the project. Photos will be compared to the condition of these areas during the final inspection to determine if any damage was done requiring repair.
New Home Construction and Substantial Exterior Modifications are reviewed by the Design Review Committee (DRC) and require a fee and construction deposit. These projects generally require large construction equipment and include modifications to more than 1/4 of your lot. Examples of these projects are pool/ sport court installs, major landscaping, retaining walls, home additions and accessory structures/sheds. Owners applying for approval of New Construction or a Significant Exterior Modification will need documents/ forms A- E and G & H (if applicable) found at the bottom of this page. Minor "No Fee" Exterior Modifications are reviewed by the Modification Committee (MOD) and do not require a fee. Examples of these projects are: Flagpole, Fence. Paint Color Change, Siding Change, Re-Roof different color, Pole Lighting, Play Structure, Deck Extension, Tree Installation & Solar Panel installs. Owners applying for approval of a "No Fee" modification will need to review documents B & C below & forms F & H (if applicable). Forms F & H must be completed as part of the application process and submitted online to the MOD Committee through the online forms found on the MOD Committee page.
*Satellite dish and basketball hoop installations do not require approval from a committee. Owners are however required to follow the guidelines detailed in the Exterior Modification Guidelines.

* Legacy West Side/Rear Yard Landscape Install Application - This application is for the initial landscape installation for Legacy West lots only. Basic install plans including irrigation, sod, rock/bark ground cover & small plantings. There is a $100 fee for this review. Landscape installation plans involving retaining walls, large heavy equipment, large boulders etc. require application form E and approval through the DRC.
